SHILLONG: MUDA has exempted low income groups and economically weaker sections who construct their houses at plot areas less than 75 square metre from paying fees for building permission provided that they have certificates from Deputy Commissioner.
As per the new rules related to payment of fees within Municipal area for building permission, for the construction of Assam residential buildings, which have an area upto 500 square feet, 50 paise per square foot will be charged and for semi Assam type, it is Rs 1and for RCC structure (Rs 1.50 paise) , while the fee for buildings which have areas above 500 square feet upto 2000 square feet will be in the pattern of Rs 1, Rs 1.50 paise and Rs 2 respectively.
The fees to be charged for areas above 4000 square feet is Rs 3 , 3.50 and Rs 4 respectively for Assam type, semi Assam type and RCC buildings.
As per MUDA, for building permission for areas outside theMunicipal area, the fees will be 1/3 of the fees prescribed for the buildings in Municipal areas. Besides, cess@ 1% will be collected only when the estimated cost of construction is more than Rs 10 lakh as per the Building and other Construction workers (Regulation of Employment and Conditions of Service) Act 1996.
B. Dhar who is the Adviser to chairperson MUDA said that for any building permission, MUDA needs the drawing and building plan approved by the engineers registered with MUDA.
From January this year till date, MUDA received as many 324 applications for occupancy certificates out of which 51 applications are yet to be cleared since there are no drawing and building plans.
